Californians Can Now Compare Title Insurance Premiums Online

California consumers for the first time can compare
title premiums online using the TitleWizard at http://www.clta.org/  Other states will probably develop similar
programs to make the transaction more transparent and bring down costs in the
future.

On Oct. 9th the title industry and Insurance Commissioner Steve
Poizner introduced the title wizard for consumers to compare premiums and title
insurers in their communities. The website also gives information on title
insurance.

According to Poizner, the title
industry has a long history of illegal rebating ...

San Diego Real Estate Update by Fred Schnaubelt
Dear Friends,
From Fred Schnaubelt, a Commercial Real Estate Broker for many years and one who is a reliable and trusted source, I bring you this update on the market in San Diego.

Real Estate Update

The more the media bad mouths real estate the greater the
number of opportunities that open up.  In times of stress and transition
properties gravitate from weak hands into strong hands.  Not that there
isn't legitimate bad news, it's just the incessant drum beat has a increasing
psychological impact.  While None Dare Call it a Crash home sales in San ...

Granny Flats--Why Is Such an Easy Fix on a Bad Law So Difficult to Legislate?

Writer needs your help. I am gathering articles and information for a Granny Flat
book I am preparing to write. I will be discussing the situation in San Diego
(and if you have been reading my articles you already know the status), but I
will also be offering innovative ideas and solutions from other areas of the
country with the hope of encouraging San Diegans to discuss these with friends
and entice community leaders to rethink their mind-sets on the granny flat law.

The law can only be changed by our City Council and, unfortunately, the present
Council has no inclination toward change. I can only ...

Congratulations to Gregory De Pena, Designer
Gregory De Peña, a young designer who submitted a "granny flat" design for a Friends of San Diego Architecture competition, has won 1st place in the Smallest Coolest Tech contest. Gregory invited me to see first hand his clever design for his and Kelly's first home. He has used every inch of space possible to make for comfort and style.
Don't take my word for it. (And yes, he had an Honorable Mention in the Professional category from FSDA.)

Encourage Adding a 9th San Diego Council Member

One of the suggestions Mayor Sanders will offer in the proposed City Charter is adding a 9th member to City Council. This member would be an "at-large" member. Grand idea!
Would that the other 8 members represented the city at large instead of the designated communities they represent now! That being said, and knowing it could never happen in the near future, a 9th member would be welcome to break ties and oversee what is best for the city as a whole than individual areas of the city.

Request to Mike Aguirre for Amending Building Codes
Mr. Aguirre,
I just read in the SDBJ that you are going to ask the City Council to amend the building codes to address issues surrounding the mini-dorm fracas. While you are doing this, why don't you also have some of your attorneys research the "granny flat" laws (secondary units) that were passed in 2003 which restrict units from being built unless the lots are twice the size of the normal lot size in the zone? It would be an excellent time to address this bad ordinance and offer one solution to housing supply and affordability.  You could ask the Council ...

Public Art in San Diego
I recently served on a yacht club committee to choose a Public Art project to complement a building renovation and satisfy a requirement for renewing a lease with the San Diego Port District. It was a great learning experience. Choosing art for the public is very different than choosing art for one’s self or even a private group. Not everyone will be pleased with the choice and there may be grousing about the 1 % of total cost required for Public Art in the project, but the benefits outweigh the ...

Citizens For Private Property Rights--Prop. 90 (Repeat)
Fred Schnaubelt wrote an article regarding Prop. 90. CPPR is hoping to gather political and financial support.Below is a brief synopsis, but you can read the complete article on http://www.sandiegoissues.com/Proposition90.htm Citizens For Private Property Rights, with over 900 members, is putting Proposition. 90, The Homeowners Protection Act back on the ballot for just San Diego County where it passed by majority vote. Opposed by nearly all politicians in power, it lost statewide. They said it would cost taxpayers billions of dollars if the government had to pay for all the property it takes. Better to ...
